Delivery & Access Requirements

Ensuring a Smooth & Successful Delivery

At Essex Mobile Homes, we take great care in transporting and installing park homes and static caravans. To ensure a smooth and hassle-free delivery, it is essential that customers fully assess their access route and site conditions before booking.

Failure to provide adequate access may result in additional charges, delivery delays, or an inability to complete the installation, as per our Terms & Conditions.

1. Customer Responsibilities

Before scheduling a delivery, customers must:

✅ Ensure there is a clear and accessible route from the main road to the delivery location.

✅ Check for obstacles such as low-hanging trees, narrow lanes, tight bends, or soft ground.

✅ Confirm that entrance gates and access points are wide enough for the unit to pass through.

✅ Prepare the site properly (firm, level ground and adequate space for maneuvering).

✅ Provide accurate and complete access information (including photos/videos if required).

If you are unsure whether your site is suitable, we strongly recommend using our Site Survey Service.

2. Minimum Access Requirements

For a successful delivery, your site must meet the following conditions:

Road & Lane Access

    •    Minimum clearance width: 2 feet (including gateways and driveways).

    •    Road surface must be suitable for heavy vehicles (no excessive mud, gravel, or weak ground).

    •    No tight bends that could prevent a large transport vehicle from turning.

    •    No height restrictions (low bridges, overhanging branches, power lines).

Site Conditions

    •    A firm and level base must be prepared for the unit before delivery.

    •    No soft ground, excessive slopes, or unstable conditions that could prevent positioning.

    •    Sufficient space to unload, maneuver, and install the park home.

3. How to Check Your Access

Before confirming your booking, we recommend taking the following steps:

Step 1: Measure & Inspect Your Route

    •    Walk or drive the entire route from the main road to your site.

    •    Measure any gates, lanes, or narrow points to ensure they meet the required width.

    •    Check for overhanging trees, sharp bends, or obstructions that may prevent safe transport.

Step 2: Take Photos & Videos

    •    Provide clear photos and/or a short video of the full access route, including the driveway, site entrance, and any potential obstacles.

    •    Ensure that the video shows the entire approach from the main road to the final location (not just part of the route).

Step 3: Submit for Review (Optional)

    •    If you are unsure whether access is suitable, you can use our Site Survey Service.

4. Site Survey Assessment Service (Optional but Recommended)

For added peace of mind, we offer an Access Assessment Service before booking.

✔️ Submit photos/videos of your access route.

✔️ Our experts review your route and highlight any potential issues.

✔️ Receive professional advice on whether delivery is possible or if modifications are needed.

5. Important Notes

⚠️ If access is not suitable and alternative arrangements must be made on the day of delivery, additional costs may apply.

⚠️ If delivery cannot be completed due to access restrictions, no refunds will be issued.

⚠️ Police escorts, road closures, or additional assistance (e.g. tree cutting) are the customer’s responsibility unless otherwise agreed.

By booking with Essex Mobile Homes, you acknowledge that you have read and understood these access requirements and accept full responsibility for ensuring adequate access.
